In addition to our Let Only service, we provide the following when requested to fully manage your property throughout a tenancy.

As a fully licensed & registered ARLA agent, we abide by the code of practice and rules of conduct set by the Association of Residential Letting Agents.

  • Quotations for specialised landlords buildings & contents insurance
  • Draw up a Property Inventory showing the property's contents and their condition
  • Handle any meter readings, the change of details and notifying the utility companies
  • Insure tenant’s dilapidations bond deposit under changes within the 2004 Housing Act enforcing ‘Tenants Deposit Scheme’ from April 2007
  • The demand and collection of monthly rent on your behalf
  • Notification of any late or unpaid rent
  • Rent paid directly into your nominated bank or building society.
  • Monthly statements, outlining income and expenditure
  • Be contact point and responsible for day to day management including arranging general repairs. Contractors invoice(s) will be attached to your monthly statement.

    (With your initial agreement, we will carry out any repair with a total invoice value of less than £100. We also reserve the right to carry out repairs above this limit in an emergency, but will always try and seek your permission first.)

  • Carry out periodic internal inspections.
  • Notifying utility companies at the termination or end of a tenancy

Before we are able to offer you a 'Let Only' or 'Full Management' Service there are certain actions you, as an owner & landlord must take:

  • To obtain any permission’s required from mortgage, freehold or other parties who have any legal interest in the property. Landlord indemnifies agents that these permissions exist at the time of instruction to let.
  • Landlord and agent to comply with race relations act 1976, sex discrimination act 1995 and disability discrimination act 1998.
  • Inform your insurance company the property is to be let. Ensure your cover remains adequate and in force.

We can of course provide advice and guidance if required, just contact us.

Remember to...

Once you have decided which of our services best suits your needs, run through this checklist below to ensure you havn't forgotten anything.

  • Landlord's checklistInform us of any preferences in potential tenants.
    (eg: non-smoker, no pets, no children, etc)
  • If opting for our 'Fully Managed' service; supply at least one full set of keys to be held throughout the tenancy.
  • Ensure your property is left clean and in good decorative order for immediate occupation.
  • If legal action is required against tenant, for example to recover any outstanding sums under the tenancy or to obtain possession of the property, Renown Property Management will serve relevant Section 21 or Section 8 notices and complete Accelerated Possession or Standard
    Possession forms where required.

    Additional and/or any required court costs or solicitors fees will be your responsibility.
