In addition to our Let Only service, we provide the following when requested to fully manage your property throughout a tenancy.

As a fully licensed & registered ARLA agent, we abide by the code of practice and rules of conduct set by the Association of Residential Letting Agents.

  • Including and in addition to the above where appropriate
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Deduct commission and other works
  • Advise all relevant utility providers and council tax of changes
  • Undertake periodic property inspections and advise landlord of outcome
  • Arrange routine repairs and instruct approved contractors (in accordance with landlords’ instructions / agreement)
  • Undertake a pre-occupancy inventory of the property and its contents
  • To attend property for specific requests / reasons
  • To remit and balance the financial return to HMRC quarterly and respond to any specific query relating to the return from the landlord or HMRC (if relevant)
  • Review rent in accordance with the current prevailing market conditions and advise the landlord.
  • Negotiate rent reviews with tenant.
  • Direct tenant to make payment change as appropriate
  • Update tenancy agreement or serve Section 13 Notice if tenancy is on a periodic basis
  • Upon vacation, agree check out times with tenant
  • Update inventory following check out inspection
  • Negotiate with landlord and tenant any disbursement of the security deposit.
  • Return deposit as agreed with landlord and tenant to relevant parties.
  • Remit any disputed amount to the Scheme for final adjudication.
  • Unprotect security deposit
  • Instruct contractors / obtain quotes / organise repairs or replacements for any broken or missing items.
Monthly Management and other Periodic Fees

  • For rents upto and including £450pcm = £36.00 inc. VAT
  • For rents between £451 and £600pcm = £42.00 inc. VAT
  • For rents between £601 and £750pcm = £48.00 inc. VAT
  • For rents in excess of £750pcm = £54.00 inc. VAT
Other Periodic Fees:
  • Deposit Registration Fee = £24.00 inc. VAT
    Register landlord and tenant details and protect the security deposit with a Government authorised scheme. Provide the tenant(s) with the deposit certificate and prescribed information within 30 days of the start of the tenancy.
  • Tenancy Renewal Fee = £42.00 inc. VAT
    Contract negotiation, amending and updating terms and arranging a further tenancy and agreement.
  • Court Attendance = £42.00 p/hr inc. VAT
  • Overseeing Property Refurbishments over £500.00 = 10% of net cost inc. VAT
    Includes; srranging access and assessing costs with contractor, ensuring work has been carried out in accordance with the specification of works and retaining any warranty or guarantee as a result of works.
  • Energy Performance Certificate = £90.00 inc. VAT
    If no valid energy performance certificate is held

Before we are able to offer you a 'Let Only' or 'Full Management' Service there are certain actions you, as an owner & landlord must take:

  • To obtain any permission’s required from mortgage, freehold or other parties who have any legal interest in the property. Landlord indemnifies agents that these permissions exist at the time of instruction to let.
  • Landlord and agent to comply with race relations act 1976, sex discrimination act 1995 and disability discrimination act 1998.
  • Inform your insurance company the property is to be let. Ensure your cover remains adequate and in force.

We can of course provide advice and guidance if required, just contact us.

Remember to...

Once you have decided which of our services best suits your needs, run through this checklist below to ensure you havn't forgotten anything.

  • Landlord's checklistInform us of any preferences in potential tenants.
    (eg: non-smoker, no pets, no children, etc)
  • If opting for our 'Fully Managed' service; supply at least one full set of keys to be held throughout the tenancy.
  • Ensure your property is left clean and in good decorative order for immediate occupation.
  • If legal action is required against tenant, for example to recover any outstanding sums under the tenancy or to obtain possession of the property, Renown Property Management will serve relevant Section 21 or Section 8 notices and complete Accelerated Possession or Standard
    Possession forms where required.

    Additional and/or any required court costs or solicitors fees will be your responsibility.
