Tenant Fees
With effect from the 1st June 2019, under the terms of the Tenant Fees Act 2019, only the following fees are permitted;
Rent
Your standard rent payment paid in accordance with your Tenancy Agreement
A capped refundable Tenancy Deposit
Subject to a maximum of 5 weeks rent for tenancies with an annual rent of less than £50,000.
A capped refundable Holding Deposit
We charge a holding deposit of £60.00 inc. VAT for monthly rents of up to £450, and £100.00 inc. VAT for monthly rents of £450 or more.
The holding deposit is repayable (and can be offset against initial rent payable by successful applicants).
The holding deposit can be retained by Renown Property Management Ltd in certain circumstances:
- Applicant withdraws from contract before entering into the tenancy agreement
- Applicant provides false information for referencing,
- Applicant fails to act reasonably to enter into the tenancy before the deadline for agreement
- Applicant fails Right to Rent checks
Payments in the event of a default
Chargeable at 3% above Bank of England base rate in interest on the late payment of rent for each day that the payment is outstanding.
Lost keys
Reasonable costs of replacement (backed up by receipt).
Payment on variation, assignment or novation of a tenancy
£45.00 inc. VAT
Payment on termination (surrender) of a tenancy
The payment cannot exceed the loss suffered by the landlord caused by the early surrender of the tenancy.
Payments in respect of Council Tax
Payments for utilities
(electricity, gas or other fuel, water or sewage)
Payments for a television licence
Communication services
(telephone other than a mobile telephone; the internet; cable television, satellite television)
Green Deal charge
Where the tenant has breached their tenancy agreement and caused damage as a result, then landlords may still seek compensation via deductions from the deposit or court action. Clauses will remain in tenancy contract stating that the landlord may seek their costs for damages.
THE ABOVE FEES APPLY TO ALL NEW TENANCIES COMMENCING AFTER 31ST MAY 2019. EXISTING TENANCIES ARE LIABLE TO THE FOLLOWING ADDITIONAL FEES UP TO 31ST MAY 2020:

Market Leading Landlord Fees
Rent Guarantee & Legal Protection
- 100% of the monthly rent, paid for a maximum of 6 months, from the date of arrears
- Legal Expenses up to £50,000 to cover eviction costs if in breach of tenancy
- Pursue non-payment of rent and provide advice on rent arrears actions
- 50% of rent paid for up to 2 months after vacant possession has been obtained
- Cover 100% of the rent, no matter how many tenants are listed on tenancy
- Price (no excess)
- 2.75% of monthly rent
Additional Landlord Fees & Charges (non-optional)
We also charge the following fees when applicable;
Valuation (Let Only & Full Management): NIL
- Agree the market rent and find a tenant in accordance with the landlord guidelines
- Advise on refurbishment
- Provide guidance on compliance with statutory provisions and letting consents
- Carry out accompanied viewings (as appropriate)
- Market the property and advertise on relevant portals
- Erect board outside property in accordance with Town and Country Planning Act 1990
- Advise on non-resident tax status and HMRC (if relevant)
Tenant Reference Fee (Let Only & Full Management):
- £40.00 inc. VAT for sole tenant
- £60.00 inc. VAT for join tenants
- £20.00 inc. VAT for any additional tenants / guarantors
Right to Rent Checks (Let Only & Full Management):
- £15.00 inc. VAT per tenancy
Inventory Fee (Full Management only): NIL
- Dependent on the number of bedrooms and/or size of the property and outbuildings
Deposit Registration Fee (Full Management only): £33.00 inc. VAT
- Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme
- Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy
Additional Property Visits: NIL
- To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance-linked visit
Submission of Non-resident Landlords Receipts to HMRC quarterly: NIL
- To remit and balance the financial return to HMRC quarterly and respond to any specific query relating to the return from the landlord or HMRC
Arrangement Fee for Refurbishments Over £500.00; 10% of net cost
- Arranging access and assessing costs with contractor;
- Ensuring work has been carried out in accordance with the specification of works
- Retaining any warranty or guarantee as a result of any works
Rent Review Fee: NIL
- Review rent in accordance with current prevailing market condition and advise the landlord
- Negotiate with tenant
- Direct tenant to make payment change as appropriate
- Update the tenancy agreement
- Serve Section 13 Notice if tenancy is on a rolling monthly basis
Renewal Fee: £50.00 inc. VAT
- Contract negotiation, amending and updating terms and arranging a further tenancy and agreement
Checkout Fee (Full Management only): NIL
- Agree with tenant check out date and time appointment
- Instruct inventory provider to attend
- Negotiate with landlord and tenant any disbursement of the security deposit
- Return deposit as agreed with landlord and tenant to relevant parties
- Remit any disputed amount to Scheme for final adjudication
- Unprotect security deposit
- Instruct contractors; obtain quotes; organise repairs /replacement/cost of any broken or missing items
Court Attendance: NIL
Our Property Management Services
We offer two service options so that you can select a level of help to meet your individual needs.
Whether you are a private landlord, an investment landlord or a corporate property company, we can assist you or manage all of your property matters.
Tenant Finder Service - £400.00 plus VAT
For landlords who prefer to independently manage their own properties, once let:
- Agree market rent and find a tenant in accordance with landlord’s guidelines
- Collect and remit first month’s rent received
- Agree collection of any shortfall and payment method
- Provide tenant with contact and method of payment
- Deduct any pre-tenancy invoices
- Make any HMRC deduction and provide tenant with the NRL8 (if relevant)
- Reference prospective tenants and carry out 'Right to Rent' checks
Fully Managed Service - £300.00 plus VAT
For landlords who don’t have the time or expertise to manage their rental property:
- Collect and remit the monthly rent received
- Pursue non-payment of rent and provide advice on rent arrears actions
- Deduct commission and other works
- Advise all relevant utility providers of changes
- Undertake periodic internal inspections and notify landlord of the outcome
- Arrange routine repairs and instruct approved contractors
- Undertake a pre-condition inventory of property and its contents
- Negotiate rent reviews and impliment increases
- Update inventory following check out inspection
- Negotiate with landlord and tenant any disbursement of security deposits
- Return deposit as agreed with landlord and tenant to relevant parties
