    Just sold a house for £68,000 that another agent valued at £50,000.

    Happy client.

    Happy agent.

    Oh…. our fee was lower too.

    Marvellous.

    Looking at an online property research tool this morning.

    According to their figures we are the agent ( of eighteen local offices ) with the smallest percentage of sales that have fallen through recently.

    Thats 0%.

    Impressive.


  3. When will prices start to rise?

    The answer to that may be ” after we’ve bought one”. Well that would be mine if was a first time buyer. The answer is…. Quite soon…. The changes in stamp duty will certainly make a difference and in Cramlington the signs are already here….
    Not much on the market. Renewed confidence. More shopping. New hospital. Improved road connections and a lot more besides.
    The new Parkside school development has been advertised by Taylor Wimpey ( who are not quoting prices ).
    Clever…. They will be gauging interest in the site before setting prices and they won’t be cheap.
    The more hits they get on the web site then the higher the prices may be.
    They aren’t building many and If it’s over subscribed they can push things up a bit.
    It’s your move.

  5. You can’t rely on these online tools

    Looking at a couple of well known property websites offering valuation models of a particular 2 bed house in Cramlington. What a difference!
    No names here but there was near enough a £20,000 difference.
    These sites put themselves forward as accurate models but fall far short of the mark.
    No substitute for local knowledge.
    That’s why we are here.


  6. Stamp duty again….

    New rules come in immediately. You may need a calculator or some smart mental arithmetic to work this out but there are savings on everything but the really expensive property purchases.


  7. Stamp duty changes



    Changes mean that house purchase up to £125,000, no stamp duty payable as now.
    £125,001 to £250,000 then you pay 2% on the portion over the nil rate.
    Example: buy at £200,000 you will pay £500 less than you do now.

    Buy at £150,000 you will pay £500 ( instead of the £1,500 you
    would pay now.
