Sellers Market – April 2020

Naturally, the Covid-19 crisis has put the housing market on hold. Only those sales that were legally committed to complete were allowed to do so with government guidance asking vendors to delay sales wherever possible. Vendors and their solicitors have been seeking to progress matters behind the scenes in readiness for any easing of the current restrictions but whenever they come, the market will still face challenges. How can viewings be undertaken? How can we get properties onto the market?

People will still need to move and despite the lockdown, we’ve been responding to people looking to sell or buy. We will geared up to meet the ‘new norm’, adopting new digital tools to facilitate valuations, sales and potential sales. Landlords Market – April 2020

The start of 2020 saw a very busy rental market with March being our busiest month ever. However, the Covid-19 crisis has put the rental market largely on hold as we’re not allowed to conduct in person viewings and could only conclude move-ins that had been agreed in advance and where the move was unavoidable.

That said, after a sharp decline in the first week or so of ‘lockdown’ the amount of tenant enquiries received has been significant. The local market is following the national market which has shown a huge increase in tenant enquiries, so I would expect this pent up demand to lead to a very busy period when the current restrictions are eased / lifted.
